Upload the report

Provide a property valuation report or agent appraisal as a PDF. ValComply.ai reads the document and identifies the property, the interest valued, the purpose, the report type and the author.

The assignment is automatically tiered

Based on the property, value, purpose, evidence and risk, the assignment is placed on a proportionate assessment tier — from simple (Tier 1) to complex (Tier 3). The tier sets the depth of review that is reasonable to expect.

The report is examined through two lenses

Every report is assessed for forensic reliability — whether the evidence and reasoning can be independently traced and tested — and commercial proportionality — whether the scope and detail are reasonable for the property, purpose and risk.

A grade and acceptability outcome are formed

The report receives a tier-adjusted grade and a separate, practical acceptability outcome — for example, Acceptable with limitations — so the finding reflects both quality and fitness for the stated purpose.

Findings are explained, not just scored

Strengths, weaknesses and any critical issues are set out with their impact on reliability, alongside the evidence located in the report. Minor improvements are separated from material deficiencies.

Outputs are produced for the file

A summary assessment, a detailed forensic assessment and a downloadable, branded auditor overview are generated — ready to place on the file or share with the accountant, trustee or report author.

Re-assessment

When a report is amended, only the changes are re-examined

If the report author provides clarification or an amended report, ValComply.ai can re-assess it against the prior findings — noting which items appear resolved, what has changed, and anything newly identified.

Prior items resolved

Each earlier finding is revisited to indicate whether the amendment appears to address it.

Change summary

A concise account of what changed between versions, so the file records the progression.

Newly identified

Anything introduced by the amendment is flagged, so nothing is assumed resolved without review.
